HOA Rules for Christmas Lights in Wake Forest & Cary, NC

Where to find your community's rules

  1. The covenants (CC&Rs). The recorded document usually has a general clause on exterior decorations and seasonal displays.
  2. Architectural or design guidelines. This is where dates, colors and placement rules live, if the community has them.
  3. The management company portal. Many Triangle communities post a one-page holiday decoration policy each fall.

If you cannot find anything specific, the general standard applies: decorations must be seasonal, kept in good condition and removed within a reasonable time after the holiday.

The four rules that come up most

  • Dates. A typical window is mid-November through mid-January. Some communities tie it to Thanksgiving and the second week of January. Our schedule already fits: installs in November, takedown in January.
  • Colors and animation. Warm white is accepted everywhere we work. A few communities ask residents to avoid flashing or chasing effects, and some require approval for large multicolor or inflatable displays.
  • Attachment. No nails or staples in trim, siding or shingles. Clips that hang on the shingle edge or gutter leave nothing behind, which is the only way we install.
  • Cords and timers. Extension cords across sidewalks or driveways are a safety issue in most guidelines. We run cords along the house and use timers so lights are off overnight.

How we handle HOA requirements

Tell us your community when you request a quote. If your HOA has a takedown deadline earlier than our January schedule, we put the date in the quote. If it requires a submission for larger displays, we give you a simple description and a photo mockup of the design to attach. Everything we install is clip-mounted, custom-cut to the roofline, and comes down with no marks.
